The Zoning Board of Appeals meeting was a straightforward meeting, slimmed down with only 3 ZBA members in attendance, 2 of the agenda items postponed due to applicants' requests and the public hearings elicited no public comments.
A public hearing for 98-116 Dusty Trail - a property that is 18.77 acres requested a variance of having 6 structures where the code allows for 2. Given the size of the property, and that there is no impact on neighbors, the board approved the variance.
A public hearing to allow 2 wall signs at 1404 Route 9 and where 100 square feet of wall sign is permitted, to allow 204 square feet of signs. Given that the property was two separate businesses in the past, and will be operating a two distinct parts of the Hudson Valley Office Furniture business (one pre-owned and one new), the board agreed to the variance.
A discussion about a request for a variance by a homeowner who had a new pool installed at 27 Hilltop Drive, replacing an older pool -- but the contractor installing the pool adjusted a the pool shape such that set-back to the property line on the rear and left yard requires a new variance. The public hearing was set for November 22.
