Durants Planning a New Retail Space on Route 9
In an exciting new development, is the plan for Durants Event Rentals to move into the long empty space at 1 Stage Door Road at the Route 9 entrance to the town. A Discussion was held at the September 14 Planning Board on the planned improvements: 1) Parking - enabling better flow and access 2) New Septic System 3) New Entrances accomodating their Rental and Storage requirements 4) a Propane filling area (they are planning to install an 1000 gallon tank - which will be screen

Gasland's request for extension on hours of operations - on hold..for now
What was established during the Planning Board's workshop, is that the hour extension request was the only request that would require a Site Plan Amendment, that the other changes would not require a Site Plan Change filed. If a Site Plan Amendment was requested, then a Public Hearing and a need to reopen the SEQR process. The other two requests -- which also involve relabeling a parking space - are to put a Propane Cylinder Cage on the site (which according to LaBella -- wil

Coffee, Cars and Site Lines
The August 17, 2026 Town of Wappinger Planning Board Agenda was packed with discussions, architectural reviews and extensions. Discussion: 7 Brew Coffee - with the Planning Board having most of their members present (not the case in the previous meeting - pushing this approval out 1 month) was able to approve the application for 7 Brew Coffee in about 1 minute. Expect to see construction at 1506 Route 9 - at the former Sonic Restaurant in the Hannaford Plaza. Hudson Valley

Planning Board Puzzles
Planning usually implies some kind of reasonable roadmap that outlines a course of action -- which can be communicated clearly and with some transparency. So, the Agenda Files for the July 20 Planning Board Meeting include files for two proposed, large subdivisions in the Town. 1) Acadia Place - 56 homes on 89.5 acres located between Cedar Hill Road and Old Hopewell Road. 2) Conservation Corners - 39 homes on 139 Acres between Cedar Hill Road and Smithtown Road. However, the

Coffee? Produce? coming to Wappinger?
At the June 15th Planning Board Workshop, Supervisor J. Cavaccini gave an overview of the proposed Zoning Code Changes. It can be viewed here https://www.youtube.com/watch?v=RK0xg2qrk-U The Planning Board agenda included a public hearing, which elicited no public comments, on the request by Obercreek to divide an existing 19.71 acre lot into two lots, divided by Wheeler Hill Road- one 14.22 acres and one 5.49 acres. Each within the Land conservancy. The Board directed to

Continued Tussle on Stone Brook Estates
June 1 - Town of Wappinger Planning Board Meeting. Subura - Ammended site plan. The Resolution agreed to at the last meeting and approved at this meeting. Obercreek - two requests - Lot Line Realigment and subdivision. Lot Line realignment - farm access road is on a piece of property (on Marlorville) that will evenutally be sold, so the owner would like to change the lot line so that the Farm Access Road will remain on Obercreek property. The plat needs a few items added

Subaru, Goodwill and "Stone Brook Estates"
The May 18th Planning Board Meeting - with 2 members absent - began after the Planning Board's workshop where one Planning Board members continued to call into question the expansion of Subaru's Service Department without a corresponding increase in the number of employees and employee parking spaces. This is despite repeated reminders from other members, that the total number of parking spaces is what they review, not how many were allotted to employees. When the public hear

A "Secret" Stipulation settling a lawsuit?
Tucked in a packed Town of Wappinger Planning Board agenda -- were the following words: MId-Hudson Development Corp. and the MId-Hudson Holdings, LLC Article 78 Against The Town of Wappinger, the Town of Wappinger Town Bard and the Town of Wappinger Planning Board - Stipulation of Settlement 1336 Route 9 LLC (CITGO) Article 78 Given the mysterious circumstances of the last Planning Board Meeting (please see previous post), and that the Town Board Tabled a similar resolution d

The Board That Can't Plan Straight
Is it too much to ask that published Planning Board Agendas, especially when published nearly the day of the meeting, actually be followed? The April 6 Planning Board meeting was billed as a workshop staring at 6:30 (sometimes they start at 6:00, depending on the amount of items on the agenda), with the actual meetings, which are broadcast and recorded starting at 7:00. The meeting was billed as a "special meeting" to discuss two article 78 law suits - 1) Mid-Hudson Devel

Coffee and Lot Consolidation
The March 16 Planning Board Agenda was slim -- 1) The Board approved the consolidation of 2 lots (one .17 acres and one .13 acres) into one - on Liberty Street in Chelsea . 2) On-going review of the 7 Brew Coffee - Amended Site Plan. This is a drive-up Coffee shop which will replace the Sonic Restaurante in the Hannaford Plaza. After revieweing some details re:parking, lighting, engineering etc. the Board voted to set the Public Hearing for April 20th. This will enable th

Business in the Town of Wappinger
The March 2 Planning Board Meeting's agenda was primarily focused on projects for commercial ventures in the town. The two residential questions which were quickly handled - 1) a subdivision on Sky Top Drive which the Planning Board approved a resolution for the Planner to draft an approval resolution. There is a bit of a delay because the Board of Health needs to provide an approval (will be a condition in the Town's approval) - but can't do that until there is no snow cov

The Prince of Wheeler Hill expresses his dissatisfaction with the Planning Board
Starting right after the holiday period, the January 5 Planning Board meeting had a full agenda. (Note to planning board members, if you miss a meeting -- please read the minutes, view the video -- it is awkward, confusing for the applicants and takes up a lot of time -- when you ask questions that have previously been discussed in prior planning board meetings). An Adjourned Public Hearing for a Lot Line Re-aligment on Wheeler Hill was first on the agenda. A notorious b

Business as Usual at Planning Board Meeting
The December 1 Town of Wappinger Planning Board meeting agenda consisted of fairly routine matters, though a discussion about what the designation of an Historic District or Greenway trail highlighted the fact that the town hasn't done anything to futher refine or update zoning codes to help preserve the elements that enabled the awarding of those designations in the first place (a period of at least 25 years). O'Donnell Subdivision - on Myers corner road - subdividing one p

What is the meaning of an "Historic District" and "Greenway" and how to comply with the Town's code when the interpretations keep changing?
Once again, the information published on the town website and the agenda had a mismatch for the Novembet 17 Planning Board Meeting - which makes it difficult to get an engaged citizenry to participate. Public Hearings: 1) No member from the public commented on the Amended Site Plan for Hudson Valley Volkswagen. This plan, which includes building out 520 square feet of the showrooom and a service drive -- and requires a variance to increase the amount of inventory parking a

Gas Station (No Not the Hughsonville one), Restaurant, VW, Wheeler Hill, and Adult Medical Day Care
Whew! the November 3 Town of Wappinger Planning Board meeting, with 3 of the 7 members absent, handled a potpourri of agenda items. First up was a Public Hearing on the request by the Citgo Station at 1336 Route 9 t o relocate the existing gas pumps and add an additional pump. The reviews leading up to this hearing have not been going well for the applicant, but they choise to go ahead with the public hearing with their plan. There were no public comments, which the applica
