Business as Usual at Planning Board Meeting

The December 1 Town of Wappinger Planning Board meeting agenda consisted of fairly routine matters, though a discussion about what the designation of an Historic District or Greenway trail highlighted the fact that the town hasn't done anything to futher refine or update zoning codes to help preserve the elements that enabled the awarding of those designations in the first place (a period of at least 25 years).
O'Donnell Subdivision - on Myers corner road - subdividing one parcel of 1.10 acres into two parcels with a shared driveway. The board approved.
Liand Ventures, LLC Subdivision - 7 Skytop Drive - the applicant is requesting to divide an 1.6 acre lot, with an exisitng home into two lots with the second lot having a single family home built on it. The board/town professionals requested that the engineer make some updates to the plans. A public hearing has been set for January 5, 2026.
Village Pancake Factory - 1099 Route 9 - Continued discussion about the sign - a bit of confusion about whether the "white space" under the sign counts as part of the sign measurement - which needs to get clarified. The owner dismissed the suggestion that the sign with posts would look nicer. The board voted to have the Planner draft a resolution to be reviewed at the next meeting.
Tassone Court Addition of Commercial Use - 1070 Route 9 - The approval to include a personal services business, with non-conforming pre-existing site use (Residential) - was approved in April 2023, but the application was never completed. A public hearing set for January 5, with the board approving that the planner draft a resolution to be reviewed on January 5.
10 Stage Door Road - Durants would like to consolidate 17,500 sf office/warehouse and office space on 2.0 acres - while adding additional windows and filling in loading dock doors. Will be mounting a new wall sign, internally lit, board ok with current parking waiver. The board approved the planner to draft a resolution while waiving the public hearing requirement.
An Extension for Licari Subdivison on 39-41 Middlebush road through February 13, 2026 was granted. The Restaurant will be demolished and a single family home will be built.
Hughsonville Fire District - the architect for the proposed new firehouse in Hughsonville presented a preliminary plan. The fire company wants to be the lead agency, but before the planning board -- which signalled in everyway possible that they would grant that -- agrees to that wants to be sure that the full environmental assessment is completed, with the Planning Board attorney explaining that is for the protection of the fire company to do that instead of relying on the "short form".
Casa Amigos Restaurant - clarification in what the board approved (phase 1) -- the board did not approve second phase - which includes an addition and outdoor dining, which will require a public hearing. The Planner will discuss with the architect.
O'Donnell - Wheeler Hill Lot Line Re-alignment - this request would enable another home to be built on Wheeler Hill in a town's only historic district. The Board pointed out there is no guidance in the town code about what, if any restrictions, guidance is provided to property owners who are in the historic district (and greenway trail) -- and as such the board doesn't feel empowered to include any conditions. They did agree that they need to make recommendations to the Town Board that will regulate any future development.
