The Town Planning Board conducted a meeting with a very full agenda on Monday night, discussing agricultural districts, lighting guidelines and drainage ditches while the nearby hamlet of Hughsonville was filled with smoke as part of the demolition activity for a project previously approved by the planning board (still in litigation).
A public hearing on a subdivision on Ketchamtown Road (34.4 acres into 2 building lots) was held and closed, but because of a request for a variance in front of the ZBA was postponed because of bad weather last week, a resolution from the planning board will have to wait.
A public hearing on a subdivision on All Angels Hill Road was closed, starting the clock on the process that the engineering firm needs to provide additional information about the potential for two separate driveways.
The Resolution for the Special Use Permit for the Children's Enrichment Project in Hughsonville was approved.
A subdivision proposed for Middlebush Road has taken a step back because there are problems with the existing septic and the developer needs to ask the Town Board for permission to connect to the Sewer Line at Cameli Drive.
And then there is CarMax.... the many "suits" that arrived with their modified site plan seemed much more subdued than previous visits. They have updated their lighting plan to conform to the town code as well as the plan for the number of customer/employee parking spaces (a waiver will no longer be requested). There is still work that needs to be done regarding turning spaces for Car Carriers, but everyone seemed to be on the same page.
The request for a special use permit for Myers Corner Solar Farm...on land that will continued to be farmed generated a lot of discussion about when trees of invasive species can be removed. Further discussion was postponed until the planning board can take a field trip to the fields next Sunday.
ODA/BarVino Restaurant presented a plan for a roof design which was accepted -- the nautical themed tower will be removed.
Several extensions for site plans and lot line re-alignments were requested and approved.
And smoke and bright lights continued to fill the air in Hughsonville.
