Coffee? Produce? coming to Wappinger?

At the June 15th Planning Board Workshop, Supervisor J. Cavaccini gave an overview of the proposed Zoning Code Changes. It can be viewed here https://www.youtube.com/watch?v=RK0xg2qrk-U


The Planning Board agenda included a public hearing, which elicited no public comments, on the request by Obercreek to divide an existing 19.71 acre lot into two lots, divided by Wheeler Hill Road- one 14.22 acres and one 5.49 acres. Each within the Land conservancy. The Board directed to planner to draft a resolution approving the subdivision.


The board also approved a lot line re-adjustment for a 5.50 acre lot on New Hamburg Road on Obercreek property, enabling a farm road to remain on Obercreek Farm property.


Hudson Valley Volkswagon returned with a request to ammend their site plan, with mitigations for proposed wetland disturbance, adding showroom space and servicee area space. A public hearing for July 20th was established.


7 Brew Coffee returned to ask the board for lighting and sign waivers - The board agreed to the sign waivers, requested the option to shield the LED lighting and asked that the light poles conform with the updated town code.


For Conceptual Review -- as in just exchanging ideas with the board to get their feedback


Proposal for a "Fresh Market" in the former Rite Aid building at 1604 Route 9. A family owned business that has a few stores in Westchester and Newburg, specializing in Produce and Baked goods is exploring the idea of opening a store at this location in Wappinger. The site is currently non-conforming, so a variance from the ZBA would have to be obtained before coming before the planning board, but the board seemed ammenable to their proposal.


Sun Up Properties at 1601 and 1607 Route 376 is looking to legalize the previous use of the properties going forward in the future. Approvals have been granted in the past, but the owners would like to have it codified. Given the proposal of Hamlet Mixed Use Zoning for this area, as presented by the supervisor prior to the meeting, there may be an opportunity to handle this request with a Zoning Code Change.
