Fun Max Adventure Park & Children's Enrichment Project LLC - Town of Wappinger Planning Board

The Town of Wappinger Planning Board met at 7:00 on October 11, after a workshop held at 6:00 PM (open to the public).


Two Public Hearings were adjourned at the request of the applicants - Kimmel Subdivision until November 7 and Bertero Subdivision until November 21.


A public hearing for the Fun Max Adventure Park for a site plan and special use permit applications at 1357 Route 9 was held, with no public comments. The Town Planner will prepare a resolution approving the requests to be voted on by the planning board in an upcoming meeting.


Discussions were held for K-9 Clippers, Inc - a Dog Grooming business to be located at 102 Chelsea Road and Children's Enrichment Project, LLC located at 2321-2325 Route 9D.


K-9 Clippers expects to groom 2 or 3 dogs a day. The Dutchess County Health Department would like some information regarding the amount of water expected to be used and some information on the septic system and may require a hair trap. The applicant will follow up with the health department and provide information to the planning board. The public hearing is set for November 7.


The Children's Enrichment Project site plan was reviewed by the applicant's engineer. This is a Private Membership Association (PMA) and will not be open to the public. There will be minimal changes to the current property - mostly fencing and a landscape berm to provide screening. They are waiting for information from the Dutchess County Health Department about the current septic system.


This is NOT a school or a Day Care Center, but a PMA currently consisting of 8 families, and while they anticipate some growth, the applicants expressed that they "don't want it to get that big". Their operating hours are 9:00 to 4:00. The engineer will need to provide an updated site plan, with lighting information - reflecting the recent changes to the town's lighting code - a letter from NYS DOT regarding sight distances at the entrance. The public hearing is set for November 21.


An extension for Obercreek Lot Line Re-Alignment was granted through March 14, 2023.
