Hudson Valley Volkswagen's request plus shed, garages and a new house

The October 14th Zoning Board meeting consisted of two public hearings and the discussions for three new applicants.

Public Hearings:

  • Approved a request for an area variance on Relyea Terrace to allow the legalization of an exisitng 10'x15' shed

  • Hudson Valley Volkswagen -- this is very confusing. The ZBA in the last meeting went back to the planning board to ask what the planning board thought about the requested area variances to allow 2% less landsacaping and 2% more parking. The Planning Board, at their last meeting - took the action that the applicant needed to provide them a site plan that conformed to the Zoning Code, so that they could compare that to the site plan that included the requested variances. It became clear at this ZBA meeting that some wires got very crossed with no one in the room (staff and board members) understanding what the Planning Board requested, what the status was, what the implications to the ZBA is, the schedule etc. So while the pubic hearing was opened, it was adjourned until the October 28th meeting -- Please, please can we get some communication among town functions? With some sense of urgency... the Planning Board Meeting was held on October 6th... yes, Monday the 13th was a holiday.. but really?


Discussion:

  • An application on Forest View Road is seeking an area variance of 6.4 feet to build a 24 x 24' garage in the front yard... this will also require a variance to allow a garage to be built in a front yard because the code doesn't allow for accessory structures to be built in front yards. The applicants said they would use the same siding as is on the house. The Public Hearing is scheduled for October 28th.

  • An application on Laurens Way is seeking a number of variances in an effort to, in the applicant's words "clean-up" . A variance to legalize an above ground pool in the front yard, where no accessory structures are allowed, Three variances to install at 24'x50' metal garage in the front yard - 1 to allow a front yard structure, 1 to allow a variance of 400 square feet where an accessory structure on 1 acre can only be 800 square feet. 1 - a variance of 19 feet (where 25 feet is required) for the side yard property line. Public Hearing October 28th.

  • An application on StonyKill Road to allow for the demolition of an existing home and rebuilding a 2 story house on the same footprint, requiring variances for the required setbacks. Public Hearing October 28th.


The Chairman of the ZBA, a member of the Hughsonville Fire District, commented that the Fire District is going to say No to the Planning Board Request that the Planning Board be the lead agency for the proposed Fire House Upgrade.
