Lessons in Accessory Structures...Zoning Board of Appeals January 10

The first ZBA meeting of 2023 provided several lessons on Accessory Structures. Basically 2 accessory structures (meaning anything with a roof... so a gazebo, garage, barn, shed etc are all considered an accessory structure) are allowed on a property, and appropriate setback distances from property lines have to be adhered to (or get a variance) -- no matter the size of the property. Also the footprint size and heights of accessory structures are limited, unless a variance is approved.
The discussions included a properties on Curry Road, Daniel Sabia Drive and Edgehill Drive - all requesting variances.
Also on the agenda was the Children's Enrichment Project on Route 9D in Hughsonville - requiring a variance because a private community or fraternal recreation club is required to have at least 2 acres of land - and they have 1.4 acres - so they are requesting a variance of .6 acres. All these properties will be visited by the ZBA members on January 21 with public hearings slated for January 24.
The request by the owners of a Spook Hill Road residence requesting a setback variance for the addition of a front porch was approved with the condition that the porch remains open (not to be closed in as an additional room in the future).
