Obercreek Brewery Public Hearing Adjourned

The October 2 Town of Wappinger Planning Board, with 4 members In attendance, began their meeting with a public hearing for the Obercreek Farm Brewery & Tasting Room Site Plan Public Hearing. Three neighbors on Marlorville Road spoke against the plan, on neighbor on Marlorville Spoke for the plan and one neighbor spoke about how the plan adhered to the objectives laid out in the Greenway Compact and Town's Comprehensive plan. The neighbors on Marlorville Road seemed to not understand that a lot of their concerns will be addressed by moving the Brewery from the Marlorville entrance on Obercreek, to the New Hamburg Road entrance (which the engineer for the firm had just spent a fair amount of time detailing to the board). Also -- hint to when speaking at a Public Hearing ... it is NOT the time to air all of your, perhaps legitimate, grievances against your neighbor -- it undercuts whatever valid points you make be making. Of course, it does stick in the craw of the neighborhood, to hear how the planning board "does take everyone's voice in account when making a decision" - when that has clearly NOT happened in some significant projects. So -- to allow the applicant time to address the concerns raised by neighbors the public hearing has been adjourned to the November 6 meeting.


Then began the discussions -

Details of the Adams' Remodel were reviewed.

A subdivision of 11 acres to 2 lots on All Angels Hill Road were discussed - guiding the engineer on some of the questions that he will need to address as part of a site plan submissions.

Middlebush Road - lot line consolidation -- as part of a rebuilding of a current structure.

The plan by U Haul to build a large structure between Route 9 and Stage Door Road, which the County Planners explained was too big, too many signs and "too commercial" -- was sent back to the U Haul planners to try to come up with something that is a smaller footprint. This is a notable departure from other Planning Board decisions/opinions.

A Subdivision application on Middlebush Road -- where the septic systems need to be revamped - or hooked up to Trimuni was discussed - with more work/study to be done at the November 6 meeting.

A proposal for a warehouse on Old State Road was reviewed as part of a conceptual plan.
