Planning Board approvals on projects that have long been in the pipeline

The November 20 Planning Board meeting included a Public Hearing for the project at 33 Middlebush Road - where the current block building which has no rehab potential will be demolished and a contractors' garage will be built in its place. Having secured a variance from the ZBA on setbacks - the Planning Board approved the Town Planner to write a resolution approving the special use and combing of two parcels - and agreed to issuing a demo permit for the current building. The public expressed concerns about the site remaining zoned residential (it will remain that), where the water from the wetlands will drain (given that the School District has modified their parking lot and the expectation is that more snow will be plowed into piles that will melt and affect the wetlands) and the potential for overwhelming the drainage into Pleasant Lane.- the applicant has done a storm water study which has been approved by the county. There was a discussion about tractor trailers having difficulty dropping off materials at the site with the traffic on Middelbush Road - especially at times where there is a lot of bus traffic - but the applicant stated that the site is NOT designed for tractor trailers -- it is for 30' to 40' trucks - that there is no overnight parking and no outside storage. The vote on the draft resolution will be held at the next Planning Board Meeting.

A Vote on the subdivision for 39-41 Middlebush Road was held and the board approved the plans - with a clause allowing for a BOHA septic if the agreement to connect the septic to Tri-Muni's services is not approved by Tri-Muni.

The Special Use permit for Obercreek Farm Brewery & Tasting Room at 82 New Hamburg Road proposal was approved, pending approvals of the archeological/site disturbance report and waste water plan.

A request by CubeSmart Storage at 169 Myers Corners Road to allow 50 spaces (fenced and with a security gate) for RV/Boat outside storage was approved (waiving a public hearing) - and allowing an exception to the light pole height of 15 feet .... to 20 feet was directed to the planner to write a resolution approving the plan - a vote on the drafted resolution will be held at the next Planning Board Meeting.

A subdivision at 271 All Angels Hill Road (3 lot residential on 5.67 acres) was approved to go to the planner to write a draft resolution (the Public Hearing was held/closed - March 6, 2023) - a vote on the drafted resolution will be held at the next Planning Board Meeting.
