Unique site requirements warrant variances

With only three members of the Zoning Board of Appeals in attendance, the ZBA held a meeting on October 22. There were two public hearings on the agenda... with no members of the public speaking at either hearing.
The first, for a property on Stonykill Road, where the applicant wants to replace a current structure with a new home - but the old home is not within the required setback - needed variances for those setbacks. The board acknowledged that the site is such that it would make it very difficult to comply with the setbacks, but did add a condition that a shed currently on the property would have to be removed once construction is completed at the site. The board approved the request.
The second, for a property on Peter Drive, where the applicant would like to construct a 12'x18' shed 15 feet from the property line - where 50 feet is required, thus needing a 35 foot variance, the board again acknowledged the uniqueness of the property - a corner lot, limited flat areas on the site, trees surrounding the area of the shed making it not visible to neighbors - and they granted the variance for the shed.
