ZBA - Hudson Valley Volkswagen updates, garages and a rebuilt house

The October 28 Agenda of the Zoning Board included re-opening the Adjourned Public Hearing for Hudson Valley Volkswagen's request for a variance increase the size of the parking area beyond the code's limitations... thus reducing the code's requirement to have 25% open space. So while the 2% variance seem minimal -- it will allow for 33 additional cars to be parked (valet parking). These variances are required as a pre-req for the site plan ammendment requests which are before the Planning Board. So while the ZBA voted to approve this, the approval is provisional because the Planning Board needs to complete the SEQR review. If that is approved, the ZBA will have to re-vote.
Public Hearing -
Applicants requesting to put an accessory structure (garage) in a front yard on Forest View Road because of the steep slopes on the site, this is the only logical place to site a garage - Approved (along with set-back variance).
on Laurens Way - an applicant requested a variance for an above ground pool in the front yard (the property is shielded from the street by trees) - which as approved with the condition that a fence been installed within 6 months.
The applicant also requested a variance on the ban for accessory structures in the front yard, so that a 24' x50' metal garage be installed. This will consolidate the materials that currently in sheds/structures in property that will be removed. This request also required set-back variances. The ZBA members were very impressed with the quality of the drawings provided to them. This was approved.
On Stonykill Road, the applicant is requesting set-back variances to enable the rebuilding of a 2-story home on the same footprint of a home that is to be demolished. This acceptance of this variance negates a previous variance approved which allowed the footprint of the home to be larger, but the applicant's plans have changed. This set-back variances were approved by the board.
The Board approved the 2026 ZBA Meeting Dates.
